High-Value Bridging Loans

Short-term lending against prime and ultra-prime real estate. Facilities in excess of GBP10m, from 0.55% PCM, up to 75% LTV including international residential.

Complex and Specialist Bridging

Unmortgageable properties, complex title, trusts, SPVs, and cross-jurisdictional structures. Each loan is reviewed and priced individually.

International and Offshore Bridging

Lending against prime residential assets globally for UK nationals abroad, foreign nationals in the UK, expats, and HNW individuals with international portfolios.

Development and Construction Finance

Ground-up developments, conversions, refurbishments, and commercial builds. Up to 300 units. Mezzanine positions available where the project economics support them.

Commercial and Asset-Based Lending

Invoice discounting, asset-based loans, corporate refinancing, and acquisition finance. Cross-referral to Investments or Acquisitions where the wider group can add value.

Equity Release and Refinancing

Release capital from residential, commercial, or portfolio assets. Structured as bridging where speed is the priority, or as a longer-term facility where appropriate.

Auction Finance

Terms agreed in principle before bidding. Funds prepared for deployment on the fall of the hammer and built around 28-day auction completion deadlines.

Mezzanine Finance

Hybrid facilities combining debt and equity, used to supplement senior debt, fund growth, or close funding gaps in development projects and corporate transactions.

Syndicated and Co-Funded Lending

Where a transaction sits beyond a single balance sheet, we lead or participate in syndicated facilities alongside trusted co-funders.

What are you looking for in a deal?

A clear asset used as security, a credible borrower with a verifiable track record, a workable plan, and a realistic exit. Non-standard elements can be offset by compensating strengths.

How quickly can you complete?

For straightforward bridging, funds can be released in 2 to 4 weeks. More complex structures depend on the asset, jurisdiction, and speed of third-party diligence.

Do you only lend against property?

Property is our primary security, but we are comfortable taking debentures over operating businesses, security over portfolios of assets, and combinations of the above.

Can you lend to clients with complex backgrounds?

Yes. This is one of the areas where we differentiate. We look at the full picture rather than the headline, provided the asset is sound and the plan is credible.
